FREQUENTLY ASKED QUESTIONS

Will lot sizes or permitted densities change as a result of this Zoning Ordinance?

No.  The proposed Zoning Ordinance sets minimum lot areas for all districts of one acre (43,560 square feet) where on-site sewer and water are to be used and one-half acre where central sewer and water facilities are both available.  The only exception is the proposed Agricultural District, where one acre is required regardless of central sewer and water availability.  Except for the larger lot area required in the AG District, these are the same standards now in effect in the Township.  Prior to the Township adopting its own subdivision regulations in 2000, these are also the same standards were applied within the Township by Wayne County since the early 1970's.


What are Conditional Uses?

A Conditional Use is one permitted within a zoning district but subject to conditions that the Township may impose to deal with particular aspects of a project.  Noise limits might be imposed, for example, or extra parking required because the proposed activity will generate significant truck traffic.  A Conditional Use is, in this regard, quite similar to a subdivision plan in that it must be reviewed by the Township Planning Commission and approved by Township Board of Supervisors before the Zoning Officer can issue a permit.,  Conditional Uses must be approved if the Township is able to develop conditions that address the concerns raised regarding the project and only matters which are set out in the Zoning Ordinance as review criteria may be addressed.
