The Town of Bethel recently updated  its Comprehensive Plan and land use regulations with the help of Shepstone Management Company and Fairweather Consulting.  This project was funded with the assistance of USDA Rural Development and the Sullivan-Wawarsing REAP Zone.  It includes recommendations for zoning changes, community facilities, economic development and a number of other matters.  Public meetings and a community survey were used to gather the views of the citizenry as the project proceeded.  The Comprehensive Plan was adopted on December 14, 2006 and is available here for review.  The adoption of the Comprehensive Plan was accompanied by the adoption of several high-priority zoning amendments.  These amendments address density and design issues along the Route 17-B corridor of the Town, establish a Townwide buildable acre minimum lot area for lots with on-site sewer and water and deal with other critical issues such lake access.
